The property achieved a current rating of Band D, score 68 — slightly above the national average score of 60 — with a potential rating of Band B, score 84 if the recommended improvements were carried out.

The property had several features already working in its favour. The walls were cavity construction with filled cavity insulation, rated Good. The roof had 200mm of loft insulation, also rated Good. The main heating system was a gas boiler with radiators, rated Good, and hot water came from the same system. Smart meters for both gas and electricity were in place.

The areas pulling the rating down were lighting — rated Poor due to below average lighting efficiency — and the solid floor with no insulation, which is common in bungalows of this age and type. Heating controls were rated Average with a room thermostat and TRVs but no smart or programmable controls in place.

The certificate identified three improvement steps:

  • Step 1 — Floor insulation (solid floor): Installation cost £5,000–£10,000, typical yearly saving £100, would push the rating to Band C, score 71
  • Step 2 — Low energy lighting: Installation cost £480–£560, typical yearly saving £29, would push the rating to Band C, score 72
  • Step 3 — Solar photovoltaic panels 2.5 kWp: Installation cost £8,000–£10,000, typical yearly saving £272, would push the rating to Band B, score 84

The certificate also noted that PV installation should be accompanied by a PV battery and PV diverter for water heating to maximise the benefit — a detail that requires assessor knowledge to record correctly under RdSAP 10.

The property currently costs an estimated £1,022 per year to heat, light and provide hot water — below the average household energy bill, reflecting the good insulation and efficient gas heating already in place. Carbon emissions stand at 2.3 tonnes of CO2 per year, against a household average of 6 tonnes, with potential to reduce to 1.8 tonnes with the recommended improvements.
