About Us

Hive EPCs is a small, local team based in Herne Bay, providing domestic Energy Performance Certificates across Kent. We are not a national network or a call-centre panel selling a postcode to whoever happens to be nearest. When you contact Hive EPCs, you speak to the same people who will visit your property, carry out the assessment, and answer your questions afterwards.

We have been carrying out EPC assessments across Kent since 2008. In that time we have completed over 20,000 surveys — in homes, flats, period cottages, new-builds, HMOs and everything in between, right across Canterbury, Dover, Folkestone, Ashford, Herne Bay and the whole of Thanet.   • We turn up in uniform and remove our shoes where possible. Your home is your home, and we treat it with respect — quietly, tidily, and leaving it exactly as we found it.
  • We spend more time on site than most. A thorough survey cannot be rushed. We measure properly, check the loft, identify the boiler and heating controls, and look for the evidence that raises your score rather than assuming the worst.
  • We check the evidence and local building control records. Extensions, loft conversions and insulation improvements often have official records that confirm construction details. We look these up so your certificate reflects the property’s true performance — not a pessimistic software default.
  • We make sure you understand your EPC. We take the time to explain the certificate, your score, and the improvement pathway in plain English — so you know exactly what it means and what to do next.
  • We handle the booking legwork. If the property is tenanted, we liaise with your tenants and arrange access directly, so you don’t have to chase or coordinate anything.
  • We are here after the assessment. Got a question later about your certificate or what to improve? Call us. We will always give you an honest, technically accurate answer — including “if I install X, what will my rating be?” We are not satisfied until you are.

This is the real difference between us and much of the local competition. For many assessors, an EPC is simply a box to tick — arrive, do the minimum, produce the certificate, and move straight on to the next one. Speed is the priority, corners get cut, and accuracy is whatever the software happens to assume.

We work the other way round. We would rather spend the extra time, check the evidence, and get your rating right first time — because an accurate certificate can be worth real money to you. For a landlord targeting Band C ahead of the 2030 MEES deadline, the difference between an assumed rating and a properly evidenced one can be the difference between a simple heating-control upgrade and a five-figure insulation project.
