An EPC Ramsgate assessment is legally required when selling (including private sales) or renting a property. A domestic EPC Ramsgate measures your property’s energy efficiency on a scale from A (most efficient) to G (least efficient) and gives tailored improvement suggestions. Whether you’re searching for an EPC assessor near me in Ramsgate or booking ahead, our assessments meet all legal requirements.

Energy Performance Certificates are:

  • Required for selling or renting a home
  • Valid for 10 years
  • Uploaded to the UK EPC register
  • A key part of the property marketing process

Ramsgate has a significant stock of Regency and Victorian properties where solid brick walls, original sash windows, and older heating systems are common. Properties along the seafront and Royal Harbour face additional challenges from coastal exposure and wind-driven damp. Many of the town’s most attractive period properties are listed or within the conservation area, which restricts what external improvements can be made. Converted flats in period buildings require careful assessment of shared heating systems and communal areas.

If you want to understand your options before committing to a sale or re-let, ask us about our Draft EPC service — it shows exactly which improvements would achieve your target band and at what estimated cost.

  • Clear explanation of your EPC rating and any improvement options
  • Direct contact with our local team — not a booking intermediary

We understand the local market — and we’ll explain your EPC Ramsgate certificate rating and answer any questions before, during, and after the visit.

Ramsgate has a strong rental market, particularly in the town centre and harbour area where demand from professionals and those attracted by the town’s regeneration has grown significantly. Many of Ramsgate’s older Victorian and Regency properties currently sit at Band D or E — landlords with these properties need to plan ahead for the 2030 Band C deadline.

The government has confirmed the MEES requirement will rise to Band C by 1 October 2030 — so understanding where your properties stand now is essential. We work with individual landlords and portfolio owners across Ramsgate, and can produce Draft EPCs showing exactly which improvements would achieve the target rating at minimum cost.

Yes. An energy performance certificate is a legal requirement before marketing your property for sale — including private sales. Your estate agent will typically ask for it at the point of instruction.

Yes. Landlords must have a valid EPC before offering a property to rent. Under MEES regulations the property must also achieve at least Band E to be legally let. We can advise on both compliance and improvement options.

Our assessor visits and carries out a full walkthrough, recording wall and roof construction, insulation, glazing, heating and hot water systems, and lighting. We also measure the property externally. The visit typically takes 30–60 minutes, and the certificate is produced using RdSAP 10 software.

Most listed properties in Ramsgate still require an EPC when sold or rented. The key exception is where recommended energy-saving measures would harm the building’s historic character. An assessment is still worthwhile — it highlights potential improvements and helps confirm whether an exemption applies.

Energy performance certificates are valid for 10 years. If you’ve made significant improvements — such as a new boiler, insulation, or solar panels — a reassessment may achieve a higher rating and be worth commissioning.

Yes. We’re an independent Kent-based EPC provider established in 2008, based in Herne Bay — not a national chain or call centre. We’ve completed over 20,000 energy performance certificates across Kent and understand the local property market inside out.

Yes — all EPCs from Hive EPCs are completed using the latest RdSAP 10 methodology, introduced in June 2025. This gives more accurate assessments that reflect updated assumptions about insulation, heating types, and construction methods.

In many cases, yes. Loft insulation, LED lighting, and upgraded heating controls can all boost your rating. For more complex scenarios we recommend our Draft EPC service, which shows exactly what improvements would achieve your target band.

Absolutely and this another aspect of our service that sets us apart from our competition who do not always put in the time to explain and conduct the necessary research to produce accurate EPCs. We explain your EPC rating in plain English and answer any questions about the property’s efficiency or improvement options — especially useful if you’re selling or renting soon. Our excellent customer service is provided before, during and after the appointment.

From the Royal Harbour and its elegant Regency crescents to the colourful waterfront buildings and independent shops of the town centre, Ramsgate is one of Kent’s most characterful coastal towns — and one where a thorough EPC Ramsgate assessment requires genuine local knowledge.

Its Royal Harbour — the only one in England — gives the town a maritime identity that can be felt in every street and building. The East Cliff and Wellington Crescent offer some of the finest Regency seafront architecture in Kent, where solid brick walls, original sash windows, and period construction create real challenges for energy performance. An energy performance certificate Ramsgate assessment on these properties requires careful recording of construction type and an understanding of how coastal exposure affects heat loss — details that a non-local assessor can easily miss.

Behind the harbour, the streets contain a dense mix of Victorian terraces, converted flats, and period properties where solid walls, older heating systems, and uninsulated floors are common. These are exactly the property types where a domestic EPC Ramsgate assessment from an experienced local assessor makes the difference between an accurate, useful certificate and one that understates the property’s true performance or misses improvement opportunities.

Ramsgate also has a significant and growing rental sector — driven by its regeneration, its improving connectivity, and its relative affordability within Thanet. For landlords across Ramsgate’s CT11 postcodes, understanding your EPC Ramsgate rating now and planning ahead for the 2030 MEES Band C deadline is essential. Hive EPCs works with Ramsgate landlords across all property types — from single lets in converted Victorian flats to larger portfolios spread across the town — providing fast, accurate landlord EPC Ramsgate assessments and Draft EPCs to model the most cost-effective route to compliance.

At Hive EPCs, our local team has assessed properties across all of Ramsgate’s neighbourhoods — from the Regency grandeur of the Royal Crescent to the Victorian terraces of Newington and the modern developments near the harbour. We know what to look for in every property type and ensure your EPC Ramsgate certificate is accurate, compliant, and genuinely useful.

A recent EPC Ramsgate assessment carried out by Hive EPCs involved a semi-detached house of 103 square metres at Downs Road, CT11 0LU. The property achieved a current rating of Band C, score 69 — comfortably above the England and Wales average of Band D — with a potential rating of Band C, score 80 if all recommended improvements were carried out.

The property had plenty working in its favour. The walls were of cavity construction with a filled cavity, rated Good. The main heating system was a mains gas boiler with radiators, rated Good, with a programmer, room thermostat and TRVs — all rated Good. Hot water came from the main system, rated Good. Lighting efficiency was Excellent, rated Very Good — the strongest feature in the property. Windows were fully double glazed, rated Average, and smart meters for both gas and electricity were in place.

Two factors were holding the rating back. The roof rooms had no insulation (assumed), rated Very Poor — a common finding in extended and converted semi-detached homes across Ramsgate. The suspended ground floor was also uninsulated (assumed), rated N/A. As with many domestic EPC Ramsgate assessments, these “assumed” ratings reflect features the assessor could not physically inspect, based on the property’s age and type — a detail that requires careful on-site recording to get right.

The energy performance certificate identified two improvement steps:

  • Step 1 — Floor insulation (suspended floor): Installation cost £5,000–£10,000, typical yearly saving £96, would push the score to 71, Band C
  • Step 2 — Solar photovoltaic panels 2.5 kWp: Installation cost £8,000–£10,000, typical yearly saving £301, would push the score to 80, Band C

Estimated energy demand for the property stands at 12,372 kWh per year for heating and 2,488 kWh per year for hot water, with primary energy use of 190 kWh/m² per year. Carbon emissions stand at 3.6 tonnes of CO2 per year, against a household average of 6 tonnes, with potential to reduce to 3.0 tonnes with both improvements in place.

Significantly for landlords, a Band C rating means this property already meets the government’s confirmed 2030 MEES requirement — a position many Ramsgate rental properties have yet to reach. For anyone searching for a landlord EPC Ramsgate assessment, this case shows the value of knowing exactly where a property stands well ahead of the deadline.

This assessment was carried out by Thomas Hague of Hive EPCs, Quidos-accredited assessor ID QUID210103, in June 2026, with the certificate lodged on the UK EPC register and valid until 21 June 2036.

At Hive EPCs, we take the time to do EPCs properly — giving Ramsgate homeowners and landlords a clear picture of their property’s energy efficiency and what can be done to enhance it.
