How it works
Check, then know for sure.
The checker reads the EPC already on the register. Because that certificate can be wrong or out of date, every result ends with the same honest next step: a draft EPC.

Below E, below C, meets C or expired, plus every reason the certificate may not be reliable.

Why a draft EPC
Why you can’t plan from an old EPC
EPCs are published exactly as the assessor lodged them. The Government doesn’t check them, and once lodged they can’t be corrected. Research on the public register found 27% of EPCs showed at least one sign of error, and estimated the true error rate at between 36% and 62%.
Older certificates were also assessed before RdSAP 10 came in during June 2025, so the same home can score differently today. Plan improvements from the wrong starting point and you can spend money on work that doesn’t move the rating.
A forensic approach
The improvements on an EPC, and in this checker, are a short standard list the software produces automatically. The assessment software can model far more: different types and depths of insulation, heating and controls options, glazing, solar PV using the real system details, and combinations of measures. A draft EPC uses those methods to test what would actually work for your property.
We can’t guarantee a rating, because that depends on what we find and what work is done. But you’ll know where you stand before you spend anything, and if band C isn’t realistic, you’ll have clear, evidenced information to help when looking at whether an exemption could apply.
The evidence
- 27% of EPCs on the register show at least one sign of error; the true rate is estimated at 36–62% (Leeds Beckett University, 2019)
- Responsibility for accuracy lies with the assessor, and lodged data can’t be altered (GOV.UK)
- Ratings for lower-rated homes can vary by around 8 points between assessments (Crawley et al., 2019)
- Only 3% of respondents to the Government’s call for evidence said EPC reliability was good (EPC Action Plan, 2020)

Landlord EPC questions
What EPC rating does a rental property need?
Today, a privately rented home needs at least band E to be let to a new tenant, unless a valid exemption is registered. The Government has set out plans to raise the minimum to band C by October 2030. Check GOV.UK for the current rules.
My EPC already says C. Do I need to do anything?
Only if the certificate is wrong, out of date or about to expire. If it expires within the next few years, the renewal will be assessed under RdSAP 10 and may not score the same. A draft EPC checks before anything is lodged.
What is a draft EPC?
We survey the property exactly as for a full EPC, under the current RdSAP 10 method, but we don’t lodge it straight away. If it reaches C we lodge it as your EPC. If not, we take a forensic approach: we use the full range of options in the assessment software, not just the standard list on the certificate, to show you what would get it there. Then we revisit and lodge once the work is done.
Can I rely on the improvements listed on my old EPC?
Use them as a guide only. They’re calculated from the old certificate’s inputs, at prices from when it was produced, and they follow a fixed order set by the assessor’s software rather than what’s cheapest for your property.
What if my property can’t reach band C?
We can’t guarantee any rating, but a draft EPC shows you what’s realistic before you spend. If band C isn’t achievable, it gives you clear, evidenced information to help when looking at whether an exemption could apply. Check GOV.UK for the current exemption rules.
Is the checker free and do you keep my search?
It’s free with no sign-up. The postcode is sent to the official register to find the certificate and nothing is saved. We only keep details you choose to send us.
