Georgian and listed homes around Middle Street

The streets between the seafront and the High Street hold some of the best-preserved Georgian housing on the Kent coast. Solid brick walls, sash windows and small loft spaces all pull ratings down. The Middle Street conservation area also has an Article 4 Direction, so changes such as replacement windows and doors need planning permission. Victorian and Edwardian terraces

Much of central and North Deal is terraced housing from the late 1800s and early 1900s. Loft insulation, heating controls and hot water cylinder insulation usually make the biggest difference, and many of these homes have had partial upgrades over the years that only a thorough survey will pick up.

Walmer, Kingsdown and Upper Deal

South and west of the town centre are larger inter-war and post-war houses, bungalows and extended family homes. Extensions and loft conversions need measuring and recording properly, because each part of the building is assessed on its own construction. Kingsdown has its own conservation area and Article 4 Direction too.

Seafront flats and conversions

Converted flats along Beach Street and the seafront are often let. For landlords, each flat’s rating matters: the minimum for rented homes is band E today and is set to rise to C by October 2030.
