Why we never start from an old EPC

An old certificate is a useful clue, not a plan. We can’t see what the last assessor measured, what they assumed, or what has changed since. The rating method changed in June 2025 too, so the same home can score differently today.

That’s why we start with a draft EPC. We assess the property as it is now, show you the real starting point, and set out which improvements get you to band C before you spend anything.

Common errors we find on old EPCs

  • The wrong property type or built form
  • Floor area that doesn’t match the home
  • Walls, roof or floor “assumed” rather than checked
  • Extensions, loft insulation or new heating missing

Is the EPC check free?

Yes. There’s no sign-up and no obligation. You only share your details if you ask us for a quote.

Where does the information come from?

From the official register of energy performance certificates for England and Wales, published by the Government. We show the latest certificate lodged for each address.

Is the rating on the register correct?

It’s what the assessor who produced the certificate recorded at the time. We haven’t checked it. Mistakes do happen, such as the wrong property type or insulation that was assumed rather than seen. If something looks wrong, a new assessment will put it right.

Can I still use my existing EPC?

An EPC is valid for 10 years, so if yours is in date you can use it to sell or let. A new one is worth it if you’ve made improvements since, or if the details on the old one are wrong, because buyers and tenants see the rating.

Why doesn’t my old EPC match what you’d expect today?

The rating method was updated in June 2025, fuel prices have changed, and work done since the last visit won’t be on the certificate. All of these can move the rating.

Do you keep my search?

No. The postcode is sent to the official register to find the certificate and nothing is saved. We only keep details you choose to send us in an enquiry.
